Read before booking

By submitting a booking request, paying an invoice, using the website, sending documents, or receiving services after being presented with these Terms, you agree to them. Do not use the services if you do not agree.

1. About MzNotaryMN

MzNotaryMN is a DBA of I Am She LLC, located in Saint Paul, Minnesota. Services are provided by MzLeigh, a Minnesota-commissioned notary public who is also licensed by the Minnesota Department of Commerce as a closing agent and carries private professional insurance.

Notary Commission #1321140700031, expires January 31, 2027. Closing Agent License #40834715, expires June 30, 2028.

2. Scope of services

MzNotaryMN performs authorized notarial acts and related mobile, signing-coordination, closing, courier, apostille-facilitation, I-9 authorized-representative, witness-coordination, RON, and administrative services described in the confirmed quote or written agreement.

A notarial act verifies only the matters stated in the applicable notarial certificate. It does not make a document legal, accurate, enforceable, recordable, authentic in every respect, or acceptable to a particular recipient.

3. No legal, tax, financial, or medical advice

MzNotaryMN is not an attorney and does not provide legal advice, draft legal instruments, select forms, interpret documents, advise how a document should be completed, determine whether a transaction is appropriate, or predict legal consequences. MzNotaryMN is also not acting as your tax advisor, financial advisor, lender, real estate broker, title attorney, health care provider, or immigration advisor.

Nothing on the website, in Jade's responses, in an email or text, or during an appointment creates an attorney-client, fiduciary, advisory, or confidential professional relationship beyond the limited services expressly agreed upon.

4. Your authority and responsibility for documents

You represent that you are authorized to possess, upload, transmit, copy, sign, or arrange the signing of every document you provide. You are responsible for the document's content, completeness, accuracy, legal sufficiency, intended use, recipient requirements, translations, and filing deadlines.

Do not send documents containing more personal information than is reasonably necessary for MzNotaryMN to quote or perform the requested service. Do not send documents you are not authorized to share.

5. Requirements for a notarization

A notarization may proceed only when MzNotaryMN can lawfully and reasonably complete the requested act. This generally requires:

  • Personal appearance. The signer must appear physically or through legally compliant live communication technology for an approved RON session.
  • Identity. MzNotaryMN must have satisfactory evidence of identity, and may apply an unexpired physical government-photo-ID policy or approve credible identity witnesses in advance.
  • Complete document. The document cannot be materially blank or incomplete.
  • Correct notarial act. The requested act or certificate must be identified by the document, the recipient, the signer, or another authorized person. MzNotaryMN does not select the act as legal advice.
  • Willingness and capacity. The signer must appear competent and must sign knowingly and voluntarily.
  • Lawful request. The act, document, transaction, and circumstances must not appear unlawful or outside MzNotaryMN's authority.

6. Identification and credible witnesses

MzNotaryMN generally requires original, physical, unexpired government-issued photo identification that can reasonably establish identity, and may require additional information or refuse a particular form of identification when allowed by law.

Minnesota law may permit one qualified credible witness. MzNotaryMN generally requires two credible identity witnesses as a company risk-management policy. Credible-witness appointments require advance approval, personal appearance, an oath or affirmation, identification acceptable to MzNotaryMN, personal knowledge of the signer, and no beneficial interest under MzNotaryMN policy.

MzNotaryMN does not act as the credible identity witness for a notarial act it performs. A document witness is a separate role and will be provided only by advance agreement when legally permitted and conflict-free.

7. Signatures, names, and document readiness

When uncertain, leave the document unsigned. Acknowledgments may sometimes be completed for an earlier signature if the signer personally appears and acknowledges it. Verifications upon oath or affirmation and signature-witnessing acts generally require signing in the notary's presence.

The identification and other evidence must reasonably support the signer's identity as named in the document. Name variations require advance review and may require additional evidence. MzNotaryMN does not guarantee acceptance by a recorder, court, lender, foreign authority, or other recipient.

8. Booking and confirmation

Submitting a form or selecting a time is a booking request and temporary hold, not final acceptance. MzNotaryMN reviews availability, location, document type, number of signers and acts, identification, witnesses, timing, and service needs. The appointment is confirmed only when MzNotaryMN expressly accepts it and required payment is received.

Same-day, evening, weekend, correctional-facility, hospital, RON, apostille, and complex appointments may require additional review, documentation, or charges.

9. Fees, invoices, and payment

The Fees, Payments & Billing Policy is incorporated into these Terms. Current public fees are standard prices or estimates, and the itemized written quote or invoice for a specific appointment controls. MzNotaryMN charges $5 for each applicable notarial act within Minnesota fee limits and separately charges for mobile service, travel, reserved time, priority scheduling, printing, scan-backs, courier work, witnesses, technology, facilitation, parking, tolls, and other agreed services.

When a package price includes the first notarial act, the invoice will identify the notarial-act component. If no notarial act is performed, that component is not charged or is refunded, while other services already performed may remain earned.

Payment is due before the notarization unless a written hiring agreement, loan assignment, retainer, or approved invoice term states otherwise. You authorize the agreed payment method for the disclosed charges. Returned payments, chargebacks, collection costs, or disputed amounts are handled only to the extent permitted by law and the written agreement.

10. Cancellation, no-show, and incomplete appointments

The Refund, Redo & Cancellation Policy is incorporated into these Terms. More than 24 hours before the appointment, cancellation or rescheduling is generally free. With less notice, or after preparation or travel begins, non-notarial service charges already earned may be non-refundable. A charge for an unperformed notarial act is not retained.

11. Safe and appropriate appointment environment

You must provide a reasonably safe, lawful, accessible, and non-hostile appointment location. Pets must be secured when requested. Smoking, threats, harassment, weapons displayed in a threatening manner, illegal activity, severe intoxication, uncontrolled conflict, or unsafe facility conditions may cause MzNotaryMN to leave or terminate the appointment. Earned travel, time, printing, and other service charges remain due.

12. Right to pause or decline

MzNotaryMN may refuse or stop a service when identification is inadequate, the document is materially incomplete, the requested act is unclear, the signer appears unwilling or lacks capacity, pressure or coercion is present, the request appears unlawful, impartiality is compromised, the location is unsafe, the parties fail to cooperate, or continuing would violate law, platform rules, hiring instructions, or professional standards.

MzNotaryMN does not discriminate on the basis of a protected characteristic. A lawful, documented service refusal based on identity, capacity, willingness, document readiness, safety, conflict, authority, or illegality is not discrimination.

13. Estate-planning and reverse-mortgage policy

Estate-planning packages are signing-coordination and notarization services for documents prepared or selected by the client, attorney, or document provider. MzNotaryMN does not draft, select, interpret, or recommend estate documents.

Although Minnesota may permit RON for certain estate-planning or reverse-mortgage documents, MzNotaryMN performs these services in person as a company policy. Reverse-mortgage appointments are conducted in person to provide additional time, patience, and personal attention; this is not financial advice or a recommendation of the transaction.

14. Remote online notarization

RON is performed through Proof/Notarize or another approved provider. MzNotaryMN must be physically located in Minnesota. Signer eligibility, location, identity proofing, document format, recording, storage, and transaction requirements must satisfy Minnesota law and platform rules. Your use of the platform is also governed by the provider's terms and privacy practices.

Technology, credential-analysis, knowledge-based-authentication, device, camera, microphone, connection, or platform failures may prevent completion. Third-party technology charges are refundable only as stated by the platform and the Refund Policy.

15. Apostille, authentication, courier, and shipping services

An apostille or authentication is issued by a government authority, not by MzNotaryMN. MzNotaryMN may screen, prepare, notarize, submit, retrieve, courier, ship, and track documents within the agreed scope, but does not control government acceptance, processing time, appointment availability, foreign-country requirements, carrier performance, recipient decisions, or outcomes.

Published turnaround times are estimates. Service fees become earned as facilitation, preparation, travel, courier, or shipping work begins. If an error by MzNotaryMN causes a rejection, MzNotaryMN will correct that error without an additional MzNotaryMN redo fee and will cover its reasonable correction-related courier cost.

16. Loan signings and hiring-entity assignments

A title company, lender, law firm, signing service, or other hiring entity may set package instructions, compensation, scan-back, printing, wait-time, cancellation, and return requirements in a written assignment. That agreement controls the business-to-business assignment. MzNotaryMN does not advise the signer about the legal or financial merits of the transaction.

17. Form I-9 service

When serving as an employer-designated authorized representative for Form I-9, MzNotaryMN examines documents and completes the assigned employer representative section as instructed. This service is not a notarization. MzNotaryMN does not determine employment eligibility, act as the employer, provide immigration advice, or guarantee acceptance by the employer or government agency.

18. Documents, privacy, and records

The Privacy Policy is incorporated into these Terms. MzNotaryMN uses documents and personal information to evaluate and perform services, communicate, invoice, comply with recordkeeping, and protect legal rights. MzNotaryMN maintains a voluntary in-person journal under an internal integrity policy and mandatory RON records as required by Minnesota law.

19. Jade AI assistant

Jade is an AI-powered assistant for general service information, preliminary scheduling, and administrative support. Jade is not an attorney, not a notary acting in real time, and not a substitute for review by MzNotaryMN. Jade may misunderstand a question or produce incomplete or inaccurate information. Final pricing, availability, eligibility, document handling, and service decisions require human confirmation by MzNotaryMN.

20. Third-party services

The website and services may rely on GoHighLevel, Proof/Notarize, Google, Stripe or another card processor, Zelle, FedEx, UPS, telephone carriers, email providers, title or lending systems, and government agencies. Their services, outages, security practices, charges, and decisions are governed by their own terms. MzNotaryMN is not responsible for a third party's independent acts or failures, except where applicable law provides otherwise.

21. No guarantee of outcome or acceptance

MzNotaryMN promises to perform the agreed services with reasonable care, but does not guarantee that a document will accomplish a legal purpose, be accepted, be recorded, receive an apostille, satisfy a lender or court, arrive by a particular date, or produce a particular legal, financial, immigration, tax, medical, or business outcome.

22. Website and educational content

Website content is provided for general information and may not reflect every exception, recipient rule, or later legal change. You must verify current requirements with the relevant government office, attorney, title company, lender, court, recorder, employer, consulate, or document recipient.

23. Intellectual property

The website, copy, articles, graphics, downloads, forms, checklists, videos, branding, service descriptions, and educational materials are owned by or licensed to I Am She LLC unless otherwise stated. You may view and print materials for personal, noncommercial use. You may not reproduce, sell, republish, scrape, systematically extract, remove attribution, create competing materials from, or use the content to train a commercial model without prior written permission.

24. Prohibited website use

You may not interfere with the website, bypass security, impersonate another person, submit unlawful or infringing material, upload malware, harvest data, use automated extraction without permission, misuse contact information, or use the website or services to facilitate fraud or illegal conduct.

25. Disclaimers

To the fullest extent permitted by law, the website and general informational content are provided on an "as available" basis without warranties of uninterrupted operation, error-free content, merchantability, fitness for a particular purpose, or noninfringement. These disclaimers do not eliminate duties or warranties that cannot legally be disclaimed.

26. Limitation of liability

To the fullest extent permitted by law, MzNotaryMN and I Am She LLC are not liable for indirect, incidental, special, consequential, exemplary, or lost-profit damages arising from the website, a third-party service, government action, carrier delay, recipient rejection, or a result outside the agreed scope.

Where law permits a monetary limitation, total liability arising from a particular service is limited to the amount paid to MzNotaryMN for that service. This limitation does not apply to liability that cannot legally be limited, including liability based on fraud, willful misconduct, gross negligence where nonwaivable, or other nonwaivable rights.

27. Force majeure and events outside control

MzNotaryMN is not responsible for delay or nonperformance caused by severe weather, road closures, power or internet outages, platform failures, government closures, carrier disruption, facility lockdown, public emergency, illness, accident, civil disturbance, labor disruption, or another event outside reasonable control. MzNotaryMN will communicate promptly and refund any clearly unearned amount as required by the Refund Policy and applicable law.

28. Governing law and venue

Minnesota law governs these Terms without regard to conflict-of-law rules. Unless applicable law requires otherwise, a dispute that cannot be resolved informally must be brought in a state or federal court with jurisdiction in Ramsey County, Minnesota. Each party retains any nonwaivable right to use conciliation court, make a regulatory complaint, or pursue another remedy provided by law.

29. Entire agreement; order of control

These Terms, the Fees, Payments & Billing Policy, the Privacy Policy, the Refund, Redo & Cancellation Policy, the confirmed quote or invoice, and any service-specific written agreement form the agreement for the service. A service-specific agreement or hiring-entity assignment controls over these general Terms for the specific subject it addresses. Oral statements do not modify the agreement unless confirmed in writing by MzNotaryMN.

30. Severability, waiver, and assignment

If a provision is invalid or unenforceable, it will be limited or removed only to the extent necessary, and the remaining provisions remain effective. Failure to enforce a provision is not a waiver. You may not assign your rights or obligations without written consent. I Am She LLC may assign these Terms in connection with a lawful business reorganization, sale, or succession, subject to applicable privacy law.

31. Changes

MzNotaryMN may update these Terms prospectively. The effective and last-updated dates show the current version. The version presented and accepted when the appointment is confirmed generally governs that appointment, unless a legal change requires otherwise.
